Barton Exterior Remodel

BEFORE SHOTS

This house suffered from termite and rot damage in many areas. Major beams, bottom margins of the siding, and eave/facia boards were affected. Termites have this anonymous ability to eat only the non-visible areas of the wood, leaving what appears to be a solid board on the outside. Upon closer inspection, we found several areas that were eaten out leaving the painted skin exposed on the outside.

We excised the rotted and infected areas, or they were spray treated (in this case, beams). Finally, new wood was put back, and the whole thing covered with cement siding and new 2x trim. The trim was all back primed before placement. Once completed, the whole house gets repainted.

Before Shots: the next pictures show the exterior elevations with T-111 siding, trim, and paint colors.

Note: the beams were covered with a sheet metal on top to prevent water damage, but ultimately, they wound up not helping as rot and termite damage was significant - but not a total loss: using restoration products, a 3 step process was used to stabilize, seal, and fill the beams back to their shape. In the process, it was determined that they would have to loose 4" in length due to damage, but the remaining wood was still 3-1/2" protruding past the facia.

DURING SHOTS: The following pictures show wood repair and siding installation.

Front entry shows red trim and light tan siding color sample.

No corner trim on siding yet - added later after primer applied to siding.

Back yard view shows beams being restored: new trim on windows, waiting for siding.

Another view of the beams - repairs made and additional layers waiting for final flush surface.

May 28, 2009: Siding finally attached and ready for caulking and final sanding for filled areas.

This side yard view has a water heater door - blended in to the siding.

Completed back yard area.

Completed front yard view. Red trim matched the brick tones front and back.
